Caxton Works

Caxton Works won the Built Winner for Mixed Use at the 2018 New London Awards.

The awards were attended by the Mayor of London Sadiq Khan, who gave the keynote speech.

“We believe that new communities should be providing places for people to both live and work in. Caxton Works combines 336 homes above light industrial spaces which are designed to attract businesses in need of affordable work space. The project embraces densification whilst creating an authentic identity that is a defined by the symbiosis of previously conflicting uses.”

It was not an easy journey. The site had a complicated planning history having suffered a refused planning application (prior to our involvement!) and was designated for employment uses.

Whilst at U+I Gavin worked with LB Newham to demonstrate that if carefully designed the site could accommodate more and better employment spaces as well as residential apartments.  A high-density mixed-use planning consent was secured and the project was delivered in partnership with Galliard Homes and U+I.

The high quality nature of the scheme has helped redefine Canning Town and prove that if properly designed, high quality residential can live next to industrial spaces.
